These Terms and Conditions clarify The Owner´s obligations to The Renter, The Renter´s obligations to The Owner, and in the very unlikely event of any disputes, will be used as the basis for any resolution. Please read them carefully before confirming your booking.

Check-In: from 13:00 / Check-Out: By 9AM. Acceptance of these Terms & Conditions binds a contract between the following two parties:

The Rental Applicant (The Renter) and The Property Owner (The Owner)

1. Payments

A Reservation will be confirmed by The Owner once the application has been approved (by e-mail: app_podgora@yahoo.com) and full payment has been processed. The full rental fee must be paid at the time of booking. In the event of a reservation not being accepted by The Owner, all fees paid will be refunded immediately. The Renter pays deposit of 100 Euro when he´s/she´s arrive as insurance for possible damages made in apartment. The owner returns it back to the Renter on their leave after checking the apartment. If Renter makes any damage, the owner must evaluate costs and Renter must immediately pay for it.


2. Cancellation Policy & Changing a Booking

Once a reservation has been accepted and confirmed, a cancellation can not be made and money can not be refunded. But, if something doesn’t suit you in the apartment and you realized it after booking, you can cancel the apartment free of charge within 24 hours (contact us by e-mail to cancel).


3. Occupancy of the Property

Regardless of the published maximum number of persons a property can accommodate, the number of guests occupying the Property is strictly limited to those named on the web site. The stated and agreed occupancy figure includes all persons irrespective of age, day and overnight guests. If Renter comes with children, The owner must be notified about age and number of kids to permit it if agree about that. If Owner doesn’t agree, the booking can’t be made. The Owner is not obligate to have kinderbed for Renter if Renter needs it. That obligation is on Renter. Exceeding the number of stated and agreed persons will result in immediate eviction without refund.

In the case that guests come to the apartment and use the resources of the apartment or the kitchen to cook for other people who are not staying in the apartment, after the owner warns them once and guests do not listen, the owner can immediately eviction them without refund.

Telephone calls and loud speak on the balcony are strictly prohibited because the volume disturbs other guests in the apartments around. We expect the silence on the balcony at 24:00. Parties and loud music are not allowed, neither in apartments, neither on the balconies.


4. Condition of the Property

The Property has been inspected prior to occupation and therefore The Renter undertakes to:

– Notify The Owner immediately with regard to any damage and/or maintenance issues that require attention. The Renter must report any inoperative or defective equipment to The Owner promptly! The Owner will make every reasonable effort to have repairs made as soon as possible; however, there are limited service contractors in Podgora. While every attempt will be made to ensure that all the advertised equipment and appliances are in working order at the commencement of a rental period, no reduction of rent; rebate; or refund will be issued for a mechanical failure of air conditioning, fridge, stove, oven, hood, hairdryer, TV or other appliances.
– Keep the Property and all furniture, fixtures, fittings, chattels and effects in or about the Property in the same state of repair and condition as found at the commencement of the Rental.
– Full Cleaning service is not provided except changing towels and sheets: every 3-4 days or in the middle of staying (example: for 7-8 days once, for 10 days twice etc.); The Renter shall leave the Property approximately in the same state of cleanliness and general order in which it was found. The renter takes the garbage into trash can on his own in the plastic bags left in the drawers for each apartment. Towels provided from the owner are not for using on the beach, only for bathroom. If you need some more towels or toilet paper, just ask the owner. If the change is not to often, it won´t be charged, but if it is every day, it will be charged 5 Euros/change. When the Renter goes out of the apartment, the air condition and all appliances and lights must be switched off and tents must be closed (due to the possibility of sudden winds). Failure to do so to the satisfaction of The Owner will result in charging 5 Euros/day for air condition and for rest, a damage/cleaning charge being levied.


5. Use of Wi-fi Internet Services and Netflix TV

The use of flat WI-FI internet and Netflix TV is free and exists by the free will of the owner. If it doesn’t work, owner is not obligated to refund any money to the Renter.


6. Pets

Pets are strictly prohibited at this property. Any evidence of pet occupation will result in a forfeit of the damage deposit in its entirety.


7. Smoking

Smoking is not permitted in the property, only on the balcony.


8. Property Access During Winter Months

The Property is not offered for rental out the season.

LIMITATIONS OF LIABILITY: The Renter represents, warrants, acknowledges and agrees with The Owner that he/she will use the Property and its facilities in accordance with The Terms and Conditions above and the Information provided and that he/she does so at his/her own risk and that he/she indemnifies and saves The Owner harmless from any personal injury, sickness or death, loss or damage, however caused, to person or property of The Renter, his/her family, or guests, before during or after the time of occupancy.
